Proposed Alteration Work to a Listed Lodge

Lodge just outside Aberlour.

We were instructed to carry out a detailed Building Condition Survey of the Category (C)s Listed Lodge, on behalf of a potential purchaser. Following which, we were then instructed to inspect the pre-purchase works being undertaken by the then owner. We also provided advice in relation to historic uncertified works

Once missives were concluded, our client wanted to undertake some fairly extensive alterations to include a caretaker’s flat, new private quarters and upgrade the facilities and services. We provided advice in terms of the statutory consents required and information on the issue of VAT.  We also offered procurement advice - recommended a professional team and nominated contractor, which was Project Managed by the client’s solicitor and Administered by us, Allied Surveyors as the Contract Administrators. 

The works are underway and due to complete in July 2012
