LOCATION

The Royal Burgh of Linlithgow is situated in West Lothian and lies approximately 15 miles west of Edinburgh and 36 miles east of Glasgow.

With its Palace and Loch and a resident population of around 17,000 people, it is a thriving town offering wide range of amenities including specialist shops, supermarkets, a retail park and numerous recreational facilities.

The village of Bridgend is a small but expanding village situated 3 miles east of Linlithgow town centre on the B8090.

Bridgend & District Golf Club is accessed just off Willowdean which connects Auldhill Drive with Auldhill Road running through the centre of the village.

The subjects benefit from quick and easy access to both the M9 and M8 motorways.  Linlithgow train station, meanwhile, is a short drive away and provides regular and direct services to both Edinburgh and Glasgow.

DESCRIPTION

The subjects comprise of a 9-hole parkland golf course occupying a total site area of approximately 15.54 Ha (38.42 acres) together with clubhouse, greenkeeper shed and car park.

With the provision of additional tees, the course, established in 1999, can be played twice as an 18-hole course. It has a total length of 5,480 yards and a Par of 67 with views from its highest point towards the Forth Valley and Ochil Hills.  The Haugh Burn runs through the course.

It is understood the land on which the golf course was constructed was formerly part of an oil shale mine with associated works, operated for a period of around 20 years at the beginning of the 20th Century. 

Prior to the construction of the course some areas of land to the north of the course were used for domestic landfill.

Approximately 40 cars are catered for in the tarmac surfaced car park close to the entrance to the golf course.

CLUBHOUSE AND GREENKEEPER’S SHED

The clubhouse is a detached, single storey and attic building of brick construction with a pebble dash exterior.  The roof is pitched, timber framed and tiled. 

Principal access is taken through double entrance doors leading into a central foyer.  There is a large function room and bar which is accessed directly from this reception area.  Around 150 people can be catered for, and it is regularly used for wedding receptions and other social engagements. The bar and function facilities are operated by Parzero and is licensed until 1am.

In addition to the function room there is a small snug bar, manager’s office, kitchen, gymnasium, golf simulator, ladies and gents changing facilities, showers and stores.

The attic level provides further spacious accommodation and is part way through fitting out to provide two office suites with their own private access.  Full planning consent has been secured for this.

The greenkeeper’s shed is a single storey building with insulated block cavity walls, pebble dash exterior with a timber framed and tiled roof.  It provides accommodation to store numerous machines and equipment required to maintain the course

TRADING DETAILS

Bridgend & District Golf Club is owned and managed by DMJ Partnership whilst the bar and function room facilities are operated by Parzero.  Income is derived from memberships, visitors to play golf or footgolf, use of the golf simulator, the bar and function room. 

The quoting price is primarily attributable to the clubhouse building, greenkeeper’s shed, plant/machinery and the land being utilised as a golf course.

TERMS

Our client is seeking Offers Over £625,000 (SIX HUNDRED AND TWENTY-FIVE THOUSAND POUNDS) for the benefit of the heritable interest and all fixtures/fittings, plant and machinery.

TENURE

Heritable (Scottish equivalent of freehold).

TOWN PLANNING

We understand the property is currently used as a golf course with premises license falling under Use Class 11 (Assembly and Leisure) of the Town and Country Planning (Use Classes) (Scotland) Order 1997. 

According to the Adopted Local Development Plan 2018 for West Lothian, several pieces of land in Bridgend are zoned for residential development.  In 2019, planning permission in principle was granted for residential development on around 3-acres of land to the south of the clubhouse.

Interested parties who are considering alternative uses are invited to make their own enquiries with the planning department of West Lothian Council.

UTILITIES

The clubhouse is served by mains gas, electricity and water and the greenkeeper’s shed by electricity and water.
