Since the end of 2008 the Home Report has been a legal requirement for almost all properties for sale in Scotland. Its purpose is simple – to give prospective buyers good information about the condition and value of the property.

What’s in the Home Report?

It consists of three separate documents – the Single Survey, the Energy Report and the Property Questionnaire.

- The Single Survey

A surveyor (that’s us) assesses the condition of the property, places a value on it and includes an accessibility audit for people with particular needs.

- The Energy Report 

This highlights the energy efficiency of a home and looks at its environmental impact. It also suggests ways to improve energy efficiency.

- The Property Questionnaire

This is completed by the property seller. It gives useful information about the house, including things like council tax and factoring costs.
