Latest letting is a piece of cake in slew of Leith deals

Former Pilrig Motors shop to become Edinburgh’s latest Cake Box outlet

An iconic shop on Leith Walk once sought after for its car repairs and vehicle accessories has been re-let to Cake Box making it their second outlet in Edinburgh.

The business will open in the former Pilrig Motors unit at 328-330 Leith Walk which closed last year after 80 years of continuous trading.

In a deal brokered by Allied Surveyors Scotland, a 10-year lease has been agreed at £25,000 per annum with Leith Cake Box Ltd who were represented in the transaction by RAB Retail.

The franchise, whose products are all 100% egg free, opened on Gorgie Road in March this year and now have over 230 stores across the UK.

“Pilrig Motors was a local institution so we are delighted to have secured a new tenant which will bring a different type of custom to the shop,” commented Allied Surveyors Scotland’s head of commercial agency – Scotland, Iain Mercer.

 

The letting is the latest in a slew of deals completed by the firm for private landlords across Leith.

At 325-331 Leith Walk, Firangis UK Ltd has taken a 15-year lease on the former Antonietta restaurant at an undisclosed rent.  In their first opening north of the border, the tenant plans to offer an Indian subcontinent style of cuisine early in the New Year.

Next door at 321, Sionna Enterprise has agreed a 10-year lease and will trade as a bubble tea franchise called CUPP following a period of fitting out.

But it is not just retail units being snapped up with office accommodation also proving to be appealing to a range of local occupiers.

At 3 Coalhill in the Shore local charity Sikh Sanjog has taken a 5-year lease on 1,100 sq ft at £17,000 per annum from a private landlord, whilst 43-45 Easter Road has been taken by Creative Art Therapies Space at £18,000 per annum also on a 5-year lease. And a first-floor office at 32 Bernard Street has been snapped up by a duo of artists at £8,250 per annum.

“It is great to see retailers and office users show continued faith in Leith despite the swathe of changes to parking restrictions and general street access in the area,” added Mr Mercer.

This latest run of activity follows the announcement yesterday that Allied Surveyors has been nominated as a finalist at the Scottish Property Awards 2025 in the Office Agency Team of the Year category.
