Selling your home in Scotland

You have decided to put your house on the market. You’re looking to upsize, downsize or relocate and you’re wondering what the first stage in this big, old process is. Well, don’t worry, we’re here to help and guide you through every step of the way.

Commission a Home Report

First things first! If you are selling your property in Scotland, it is a legal requirement to have a Home Report. It is your responsibility- as the seller- to make a Home Report available to genuine buyers. You can instruct Chartered Surveyors such as Allied Surveyors Scotland to produce this for you.

If you market your property without a valid Home Report, you & your estate agent could be prosecuted by Trading Standards and be subject to a significant fine.

Appoint an estate agent

You will need to choose an estate agent to value & market your property for you. It’s normally a good idea to invite a few different agents to value your property and get a feel for which agent you prefer. We would advise you to choose one that has had previous success in your local area.

Appoint a conveyancing solicitor

When a property is changing hands, there’s usually a lot of money involved so it’s best to have a professional involved to ensure everything is legal and above board. By doing this early, it can avoid unnecessary delays in concluding the sale of your property. Speak to friends and family and appoint one based on their recommendations.

4. Investigate your mortgage options

At this point, it’s a good idea to seek independent mortgage advice to help determine your financial situation and get an idea of what the best options are for you.

5. Get your home ready!

In advance of your home going on the market, it’s a good idea to make sure it’s looking as good as possible, so we advise you to touch up any paint, repair any scuffs and make sure your house is sparkling!

6. Conduct viewings

Last but not least….it’s time for you to show off your home to potential buyers and hope that your property lives up to their expectations!
