Allied Surveyors Scotland has been appointed to sell a former branch of Royal Bank of Scotland in one of North Berwick’s prime locations.

The property at 12A Westgate was purchased in 2018 by Pat Sharp and her husband Nigel with plans to convert it into a house.

Their initial application was rejected by planners amidst local objections and numerous subsequent attempts also failed to gain local support.

But now, after an 8 year wait, consent has finally been granted for a new build one bed flat at first floor and two offices on the ground floor suitable for Class 1A use.

Enjoying a small, south facing walled garden and opening directly onto North Berwick’s busy High Street, 12 Westgate offers an exceptionally rare opportunity for both commercial and a residential development.

The flat with its separate entrance enjoys stunning, uninterrupted open views over the beach to the islands and Fife. The commercial aspect is flexible and could be adapted to suit many different enterprises.
