What’s Selling In Argyll?

The answer is everything!

Estate Agents stock levels are lower than they have been for quite some time and demand is high – even during this period of lockdown. If you look in an Estate Agents window today, most of the properties have a sold sticker on them. Agents are commonly saying we could have sold that property three times over. Houses are selling at closing dates or before they even come to the market and frequently getting over the Home Report value.

It is indeed a sellers market.

A lot of people are still very hesitant to put their property on the market and quite rightly so. Once restrictions start to ease, we expect there to be a greater level of stock coming onto the market- both flats and houses- however, we expect there still to be a good level of demand to take up that supply. 

In the past two years, 2 and 3 bed houses have been the best sellers, along with terraced houses and semis. This is at the starter level for some who are deciding perhaps to skip the flat stage and save up and enter the property market at the next level in order to be able to afford that property now, before the prices rise even more out of their reach. A good tactic I suppose! 

Other top performers have been those rural properties which may have struggled to sell before but post lockdown have performed well due to changing buyers requirements and re-evaluation of their lifestyle- for instance, wanting more outdoor space. Rural properties in shore fronting positions and with ground have sold particularly well- attracting interest from far and wide.

Demand is such that people have been trying to travel from far afield to view numerous properties in one day. There have also been several instances where properties have sold without being physically viewed and the only viewing has been online.

Properties on the Islands and particularly on the Inner Hebrides are also selling well where before there was a glut of property available that is not the case now. Houses and flats are being snapped up for second homes, Air BnB and due to relocation.

One of the great drivers for the market in Argyll is the value for money compared to the Central belt and the suburbs of Glasgow and in England. As a result of increase in demand in the last year or so prices are starting to creep up although not up to levels seen in the likes of Bearsden/Milngavie, Newlands, Giffnock and Newton Mearns on the outskirts of Glasgow. A stone built mansion in Bearsden could sell for almost double that in Helensburgh or the Rosneath Peninsula.

Argyll will continue to provide good value for money for some time yet!
